How Thinking Lettings raised £1 million to support their school communities and partners

Thinking Lettings, the commercial arm of the Thinking Schools Academy Trust (TSAT), has achieved a major milestone, raising a remarkable £1 million through school facility hire. This achievement underscores TSAT's innovative approach to sustainable funding, enabling them to reinvest in their schools and directly impact thousands of pupils across the South East, South, and South West of England.

Maximising school spaces: Driving revenue with the Thinking Lettings model

Through Thinking Lettings, TSAT began opening its school facilities for private and community hire during evenings and weekends. This initiative included renting sports pitches to local football teams, making school halls available for community fitness and cultural classes, and hiring out classrooms for training and professional development events. The strategy not only created a valuable revenue stream but also fostered stronger relationships between the schools and their surrounding communities.

£1 million reinvested

The lettings programme has successfully generated £1 million in revenue, with 100% of profits reinvested directly into TSAT schools in the areas of greatest need. Notable outcomes include the development of new playgrounds that support physical development and play, the creation of a sensory garden to foster inclusivity and better support pupils with additional needs, and upgraded learning environments across multiple sites—enhancing both student engagement and educational outcomes.

The reinvested funds help bridge the gap in traditional funding by supporting:

TSAT schools are equipped with modern, flexible learning spaces designed to support a variety of teaching styles and student needs. Classrooms feature ergonomic furniture, interactive whiteboards, and high-speed internet access to create an environment that encourages collaboration, creativity, and critical thinking. By integrating cutting-edge technology, such as tablets, laptops, and digital learning platforms, students gain hands-on experience with tools that prepare them for the digital demands of higher education and the workforce.

Beyond the core curriculum, TSAT offers a diverse range of enrichment activities that help students discover new interests, build confidence, and develop essential life skills. From STEM clubs, performing arts, and sports teams to coding workshops and outdoor education, these programmes provide opportunities for every student to explore their passions. These activities are carefully designed to enhance academic learning, promote personal growth, and nurture a well-rounded, resilient learner.

Our schools are built with inclusivity at the heart of their design featuring accessible entrances, sensory-friendly spaces, and adaptive resources to ensure every student feels safe, valued, and supported. Learning environments are vibrant and inspiring, with thoughtful layouts that encourage movement, interaction, and curiosity. Every facility is developed with the future in mind, supporting sustainability, digital learning, and innovative teaching approaches that align with the evolving needs of education in the 21st century.

TSAT operates Thinking Fitness gyms on select school sites. These gyms reinvest approximately £300,000 annually, offering high-quality fitness equipment at no cost to the schools and promoting healthier lifestyles among students and local residents. We remain committed to expanding the Thinking Lettings programme. By hiring out facilities, forming local partnerships, and embracing innovative funding strategies, TSAT continues to lead in "Transforming Life Chances", ensuring every student, regardless of background, has access to the resources and environments they deserve.

“Reaching £1 million in school hire revenue is a fantastic achievement for our team, but the real success lies in the impact this funding has had on our schools and students.” – Lee Miller MBE, Deputy Chief Executive, TSAT
